The former Lamb Inn

Kelston Gears have applied for listed building
consent to demolish the ex pub on Crew's Hole Road. They are only asking to be allowed to knock it down at this stage; presumably we can expect further application(s) to build something else later. I suppose objections are allowed, and I'm inclined to make one on the grounds that the building is one of the last visible reminders of the area's history. Much better for it to be repaired and restored to use in some way.
I know this isn't strictly part of the nature reserve, but.....

The application can be found on www.bristol.gov.uk/planning the reference is 06/03518/LC
The report put in with the application is pooorly researched. It refers to the building as a detached house and makes no reference to it having been a pub. There is a planning appilcation dated 1957 by which permission was granted to change it from a pub to offices. The report also says it is 19th century while there is a reference to an inquest at the Lamb Inn Crew's Hole on 26th June 1794 here showing that it is 18th century. This site has a list of landlords from 1828 to 1956.
I think the worst aspect is that as the report says "the building has been neglected for many years". It is KPG who have neglected it and who now want to demolish it. If the application is approved the City Council will be saying to all owners of historic buildings in Bristol that if they want to demolish them all they have to do is neglect them, let them fall into disrepair and then commission a report saying that the building is unsafe.
This is probably the oldest building still standing on Crews Hole Road if the Avon Valley Conservation Area has any meaning at all then this building must be protected.
The closing date for comments is 14th Feb, please send in your objection and please also write to your local Councillor with your views. I don't think KPG should be allowed to get away with this.

There must be value in keeping this building - Hey I'm not disagreeing!

The public house is one of the last remaining buildings left from the Industrial past of Crewes Hole Road. I'm sure I can rember it still being in use although you say until 1956 - if that's the last use then that's a couple of years before my time.

It might be possible to get it listed if it's not already?

You might be interested to see this letter that Friends of Troopers Hill wrote to Bristol City Council in January 2005.
Carole also talked to someone at the Council who said they would monitor the situation - but it seems they took no action.
It seems that a firm called Technigraphics Ltd owned the Lamb when it was used as offices. A planning application for 'Demolition and Clearance' was made in 1993 (93/10002/U/BDC) but was withdrawn - perhaps because they new it would be refused. There was a further application in 1995 (95/10092/U/BDC) for the construction of 3 terraced houses which I think were to be behind the pub, this was approved but will now have expired.

A Non-Listed property within the Avon Valley Conservation Area.



In 1992 The Bristol Development Corporation purchased the above mentioned property (from ownwers who had been using the building as offices) in order that they may persue their project to widen the road.This project would have involved demolition of the former public house at that time. The Development Corporation soon after dispanded and this Road Widening Project was abandoned.

In 1995 Kelston Precision Gears Limited purchased the above property from The Bristol Development Corporation in a vandalised state with a view to building a factory in line with the current business of Gear Manufacture. Our efforts to achieve an acceptable build together with adequate Car Parking were thwarted after several years of discussion with Bristol City Council.

The structure of the building has deteriorated drastically over the past few years predominantly due to a fire within the building.

KPG consider the building to be unstable and are concerned for the safety of pedestrians and motorists to this end an application has been submitted to Bristol City Council to demolish the building as it is beyond economical repair.

We at KPG are sensitive to the historical value of buildings such as this and we consider the preservation of wildlife and trees within this conservation area to be important. We have preserved the historical features within The Chapel on tyhe opposite side of the road and built our Factory around them, it is unfortunately impractical to do so within this building.

I would like to thank Kelston Precision Gears for replying through this forum. I am also pleased to see their wish to preserve wildlife and trees, which is of course the main interest of Friends of Troopers Hill.
I still feel that it will be a great shame if this building cannot be saved, especially having escaped the attentions of the BDC.
Whether a building is beyond economic repair will always be debatable, and I suspect that if the building had been repaired when KPG bought it in 1995 or even straight after the fire then the sums would have been different. I would have thought that there should have been insurance money to repair the fire damage.
If the building cannot be saved then I hope that at least it can marked on the site in some way that the Lamb Inn used to stand there as a record that there used to be a thriving community in Crews Hole.

Thats great news that KPG only want to demolish the lamb because it is dangerous. I wonder how much they would want to be paid in return for a dangerous building?

As I said, I am interested in property in the area :-)

Being a top-endian I don't often pass the Lamb, but I did today. What on earth happened to the road widening project? Could the council be interested in it again? The Lamb is in exactly the right place.

I don't think a building should be retained simply because it is old and vaguely interesting. I appreciate the chance to discuss it on this forum but it is even further from our core purpose than the Field.

All that widening the road would achieve is faster traffic and longer queues because more people would use the road.

Have to say I'm with Rob on that one. The last thing we want to do is encourage more people to use Crews Hole Rd. It's going to be bad enough when the bus lane goes in.

We received the following message from Richard, one of our members, on 6th Feb and it is posted here with his agreement:

"I looked up the planning application to demolish the old pub, I see it has been put in by Kelston Gears next door. They don't seem to pay much attention to their stock of assorted buildings down there, including the old chapel e.t.c.
I wonder what they have in mind to build on that large piece of land that goes back into the hill. Creating more open flat space will lead to more dumping of rubbish - if I were to reply I would want to know the full picture of there plans. I suspect the demolition for "safety" reasons is a front for more industrial intrusion. It is only falling down because the owners (Kelston Gears) have not maintained a historic building."

Well spotted, Roger. I have pasted that bit of the 20th February minutes of the Conservation Advisory Panel below:
4.9 173 Crews Hole Road. Application 06/03518/LC/E
The Panel did not accept the application for demolition of this building in the
Conservation Area without any proposals for any replacement. This building was one
of the few survivals in an area of great historic interest and a desktop study must be
produced before any conclusions could be reached. The Panel would wish to see the
building preserved.

Fingers crossed that the planning team take note of the Conservation Advisory Panel's opinion. I will be chasing, on my own behalf, the planning team because there is still no committee date shown on the planning application.

I can't see a fingers crossed smilie.

Good news - the proposal to demolish the Lamb Inn (application number 06/03518/LC has been refused. However do not overlook the fact that the applicant may appeal against the decision and put in a new application.

What would be ideal would be a really constructive, acceptable, alternative proposal - at the moment the building, if left, is just going to self demolish over time anyway.
